Create a Detailed Listing

Minimise your time answering emails by making sure you accurately list the property details and the amenities on offer. Take some good photos of your space (clean up first!) and list what makes it unique. How many people can stay there? Is there Wi-Fi? Is there a great view of the Eiffel Tower from your living room window?

Set a Good Price

Work out how much it’s going to cost you in upkeep on the property and take a look at other similar listings nearby. You can set different prices for longer periods of time so guests can take advantage of a weekend, weekly or even monthly price. You can also set custom dates to make sure you’re not underselling your property at key dates, so make the most of that too.

Remember that Airbnb takes 3% of whatever you charge directly from your payout, so factor that into any price decisions. Guest fees are paid on top, so these won’t affect you at all.

Respond to Guests Quickly

Many guests will have emailed several hosts at once, so responding quickly could be the difference between a guest booking with you or someone else. Try to respond to enquiries within 24 hours or less. Airbnb actually measures responsiveness and will take this into account when showing your listings to potential guests.

Stick to Your Reservations

After you’ve confirmed a reservation, bear in mind that guests may be making travel plans around this. By cancelling you might leave guests in the lurch, and bad reviews or complaints can only hurt your chances of getting bookings as you start out.

Obviously, occasionally extenuating circumstances may mean you have to cancel, but do try to inform your guests as soon as possible so they can make alternative arrangements.
